> SITUATION
After a tragic accident left a nine-year-old girl as the sole
survivor, her family’s executrix. Living out of state with no trusted contacts in New York, she made the decision to hire us to help. This property was under probate and one of their challenges was that the case was taking too long. With a reverse mortgage in place every month was counting and every month with the house vacant and not sold was less money for the little girl. In addition, the house was full of items so they needed to do an estate sale, a clean-out and light repairs in order to get top dollar. Their attorney recommended not to do anything until the probate was granted but they couldn’t wait and hire us for the job.
> SOLUTION
They turned to us to handle everything locally. After we gathered some estimates, we successfully coordinated the estate sale & clean-out. We introduced an affordable handyman to do some light repairs to the house to increase its value. After all of this was done, it was our (The Miguel Team) turn to get our team to start the pre-marketing phase.
> RESULTS
After just a few days being on the market we got multiple offers where we were able to negotiate the highest offers and get them up to 25K over the asking price. Unfortunately, We closed in 90 after because we were still waiting for Probate to be Granted. However, sellers were very happy with the approach because they were able to finalize everything after Probate was Granted instead of starting the whole process then. This approach helped the little Girl get more money for her future.
